The aim of this is to explain what applies when you rent an apartment from Familjebostäder.
Moving in (Inflyttning) The moving-in date is the date stated in the agreement under Agreement Period (Avtalstid). The moving-in date is normally the first working day of the month and the time is normally 12 noon.
Responsibility (Ansvar ) The tenant whose name is on the contract is responsible for the apartment. Familjebostäder can terminate the tenancy agreement if the tenant does not pay the rent in time, does not look after the apartment or disturbs the neighbours.
Bopärm On moving in, the tenant receives a binder, Bopärm, which contains all the rules.
Home insurance (Hemförsäkring) The tenant should take out home insurance. With home insurance the tenant can, for example, receive compensation in the event of a water leak, damage, theft or fire in the apartment. A person receiving income support (försörjningsstöd) can receive help with home insurance.
Electricity The tenant pays for electricity directly. It is the responsibility of the tenant to notify Göteborg Energi when he or she moves into the apartment. The tenant can choose between different electricity supply companies. For further information, contact the Consumer Advisor.
Internet The properties are all connected to a high-speed Internet system via cable TV. Contact the supplyer for current prices.
Cable TV (Kabel-TV) The properties are connected to cable TV and digital TV. As of October 1st 2003, it is possible to subscribe to international TV-channels. Contact the supplyer for current prices.
Keys (Nyckelhantering) On moving in, the tenant collects the keys to the apartment and the communal areas from the Kundservice office. The lock is changed when a new tenant moves in.
Bovärden The tenant can ask the Bovärd about anything related to living in the apart-ment.
Living in the apartment (När du bor) The tenant is responsible for keeping the apartment in good condition. If the apartment has a patio, the tenant is responsible for horticulture. Familjebostäder takes care for cleaning the stairs and the laundry rooms. These are cleaned every other week, but the tenant still is responsible for the laundry room to be clean and tidy after use.
Payment of rent (Inbetalning av hyran) The rent is paid in advance. Familjebostäder uses the bank giro system. The rent should be paid before the last weekday of each month. If the rent is not paid in time Familjebostäder will send a debt collection letter. This letter is sent approximately 10 days after the last date on which payment should have been made. If the rent not is paid on time, the tenant must pay a late payment charge. The rent may be paid through bank auto giro.
Questions about the rent All financial questions can be answered by the Hyresjuridik department.
Garage/parking space (Garage/parkeringsplats) Questions about your space in the garage, such as changing space or giving notice, or about the actual agreement, can be an-swered by the Kundtjänst department. The tenant cannot park on the visitors' car park. It is forbidden to park anywhere other than in the garage and on marked parking spaces. When you give notice on your apartment, the garage and parking space are to be terminated at the same time.
Maintenance and repairs (Felanmälan) For maintenance and repairs contact your Bovärd. The rent will not be reduced because of refurbishment or repairs by Familjebostäder. The tenant may paint and wallpaper his apartment professionally. In other words, it must be done properly. In case of emergency outside office hours, please call the telephone number that is noted in the entrance of your house.
Refuse collection (Sophantering) To reduce the impact on the environment you should sort your waste at source. Sort your refuse so that as much as possible can be recycled. Newspapers, hard plastic, metal, glass and cardboard should be taken to the recycling station. Environmentally dangerous waste, such as paint, solvents and batteries, must never be disposed of together with other refuse. Environmentally dangerous refuse should be brought to the environmental station - ask your Bovärd for information. Bulky refuse should be taken to the place indicated - ask your Bovärd for information.
Care of the apartment (Skötsel i lägenheten) Any person who damages an apartment must pay for the damage. The tenant should ensure that the waste pipe is not blocked and no taps are leaking. The floor drain should be cleaned regularly. If you have a blockage in the waste pipe contact the Bovärd immediately.
Only flush toilet paper down the toilet. Newspapers, nappies, cotton buds, tampons, sanitary pads and other articles will only block the waste pipe, which is very expensive to unblock. The tenant could be financially liable for any repairs. It is important that the bathroom is dried and aired regularly.
Taps should be turned off after use. Avoid flushing water at night between 11 pm and 6 am. Floor coverings should be looked after. Parquet floors should be not be scrubbed with water and floor coverings should not be varnished.
Clean the stove and the fan regularly. The oven and fat filters should be cleaned at least four times a year. Bad pans could cause the hob to crack. Use pans with a flat bottom. The tenant could be liable for the cost of replacing the hob. The freezer should be defrosted at least twice a year.
Enjoyment/disturbances (Trivselfrågor/Störningar) Neighbours must never be disturbed. Avoid noise between 11 pm and 6 am. The tenant is responsible for visitors to the apartment.
Smoking (Rökning) Out of consideration for persons with allergies, it is forbidden to smoke in the staircase and in other communal areas.
Laundry room (Tvättstugan) The laundry room should be cleaned after use. The laundry room rules are posted in the laundry room. The laundry room may only be used for the time the tenant has booked. The drying room may be used for one hour after the end of the laundry period booked. Our laundry room rules.
Windows/balcony (Fönster/balkong) The windows and balcony may not be used to dry washing or to shake or air rugs, bedding or clothes where this disturbs the neighbours. It is forbidden to throw things from the balcony (such as cigarette ends). As bird food attracts vermin, birds must not be fed within Familjebostäder areas.
Dogs/cats (Hundar/katter) It is forbidden to allow pets to roam freely within Familje-bostäder areas. Pick up dog/cat droppings.
Cellar/loft (Källare/vind) The doors to the cellar and loft should always be kept locked.
Stairs (Trapphus) As the stairs are important for evacuating the building in an emergency and for medical personnel attending someone who is sick or injured, personal belongings, doormats and prams must not be left on the stairs. Doormats must not be placed outside the apartment as they make cleaning the stairs more difficult. The stairs may not be used as a play area.
Courtyards (Gårdar) Help us to maintain order in the courtyards and green areas by disposing of litter properly.
Satellite dishes (Paraboler) Satellite dishes may not be erected without consent of Familjebostäder.
Access for maintenance The landlord is entitled to enter the apartment to carry out inspections as well as repairs and improvements.
Notice and viewing (Uppsägning och visning) The period of notice is three months. Written notice should be given no later than the last day of the month. When notice has been given the tenant is obliged to show the new tenant around the apartment.
Change of apartment (Byte av lägenhet) It is not permitted to change apartment without the consent of Familjebostäder.
Subletting (Uthyrning i andra hand) It is not permitted to sublet an apart-ment without consent of Familjebostäder. Subletting must always be approved by Familjebostäder.
Transfer of apartment (Överlåtelse av lägenhet) It is not permitted to transfer an apartment without the consent of Familjebostäder.
Garage When you give notice on your apartment, the garage and parking space are to be terminated at the same time.
Keys (Nycklar) The tenant must hand over all the keys to the apartment, the garage and the storage room on moving out. A charge will be made for keys that are not returned.
Cleaning the apartment (Städa lägenheten) When the apartment is handed over to a new tenant it should be cleaned thoroughly according to the instructions in the “Flyttråd” folder. The tenant who is moving out could be required to pay for any damage and for cleaning that is not done properly.
Apartment storage area (Lägenhetsförråd) The apartment storage area should be emptied and cleaned.
Moving-in date (Inflyttning nästa hyresgäst) Moving-in date/time for the next tenant is the first working day of the month, 12 noon.
